What Happens When a Listing Doesn’t Get the Response We Hoped For?

If you’re a homeowner selling your property, one of your biggest concerns is likely: “What happens if we don’t get any traction once we go on the market?” It’s a fair question — and one that deserves a thoughtful answer.

As seasoned real estate professionals, we have a clear process in place when a home doesn’t generate the kind of activity we expected. The good news? Today, we have more real-time data than ever before to guide our decisions and make smart adjustments quickly.

Gone Are the Days of Guesswork

Years ago, before the internet and real-time listing data, sellers had to rely on vague feedback like “three people saw it, and none made an offer.” That was the extent of the insight. Fast forward to today — we now have access to detailed reporting that tells us exactly how a listing is performing online, in the MLS, and across all our digital advertising channels.

This means we don’t need to guess. We can pinpoint what’s working and what needs adjusting, often within days — not weeks.

What the Data Tells Us

When we list a home, we begin tracking engagement immediately. We’re looking at things like:

  • How many people are viewing the property online (daily and weekly)?

  • Which platforms are driving the most traffic — Zillow, Realtor.com, Redfin, or our targeted ad campaigns?

  • How many users are saving the property as a favorite or requesting more information?

  • How many physical showings are being scheduled?

All of this information gets compiled into a report that we share with our sellers. It gives us a snapshot of how the home is being received — and whether we’re competing effectively in the current market.

Real-Time Feedback = Real-Time Strategy

If the data shows that traffic is low or interest is soft, that’s our cue to evaluate key factors like pricing, presentation, and positioning.

For example, in a recent listing in Cherry Hill, NJ, we saw a strong response right out of the gate, with multiple offers coming in within the first week. That kind of traction tells us we’re priced right and positioned perfectly.

But when we don’t see that kind of activity, we take action. We look at:

  • What similar homes in the area are doing — are they getting showings or price reductions?

  • How many listings are on the market, and how quickly are they selling?

  • What’s our absorption rate? (In other words, how many homes like yours are selling per month compared to how many are listed?)

A Useful Analogy: Think College Football

One way we explain this is by using a sports analogy. Think of the College Football Playoffs — until recently, only the top four teams made it in. If your team was ranked #5 or #6, you didn’t get to play, no matter how good your record looked.

The same concept applies in real estate. If buyers are only choosing four homes this month, and there are 15-20 available, your listing needs to be one of the top four in terms of value, presentation, and overall appeal — or it risks being overlooked.
